NORTH BERGEN — Neighbors near 75th Street get a say tonight on whether a vacant industrial property next to homes should be tagged an “area in need of redevelopment” — the legal first step that can open the door to a redevelopment plan.
The North Bergen Planning Board meets Tuesday, Oct. 6, at 6 p.m. in the Municipal Building chambers at 4233 Kennedy Boulevard. On the agenda is a preliminary investigation of 1601 75th Street (Block 254, Lot 130) — authorized by the Board of Commissioners on Aug. 12, 2026.
The posted Planning Board agenda names only the address, block and lot, and the Aug. 12 authorization. It does not summarize study findings, describe the building’s use, or name a redeveloper or project sponsor. Those details are in a separate township study and public-hearing notice, both posted on northbergen.org.
What the township study says
The August 2026 report — Area in Need of Redevelopment Investigation for Block 254, Lot 130, prepared for the township by Phillips Preiss Grygiel Leheny Keller LLC — describes roughly 2.02 acres with about 360 feet of frontage on 75th Street, owned of record by Meadowview 75th St Development Corp.
Consultants say the lot holds a one- to two-story, about 41,000-square-foot vacant industrial building, with parking on both sides. Past occupants named in the study include Trylon Machine Co. and Armel Electronics. The property sits in the township’s R-1 residential zone — a nonconforming industrial use next to homes and across from more housing, with commercial uses toward Tonnelle Avenue.
After a July 2, 2026 site inspection, the study says the building shows dilapidation and obsolescence: a collapsed front stairwell, crumbling brick at the entrance, cracked pavement and sidewalks, overgrown vegetation, and a chain-link fence taller than the R-1 limit. Interior photos provided by the owner, the study says, show water damage and an empty floor.
The consultants conclude the parcel meets statutory criteria and qualifies as a non-condemnation area in need of redevelopment. The township’s hearing notice states that any such designation would let North Bergen use redevelopment powers excluding eminent domain.
No redeveloper or specific new project is named on tonight’s agenda. Municipal records attached to the study note a prior Zoning Board application by 458 Properties LLC for an assisted-living facility on the site; the Zoning Board secretary told consultants the application was approved but a resolution of approval was not adopted. That is separate from tonight’s area-in-need hearing.
