Hoboken Announces Affordable & Workforce Housing In 1417 Adams Street Redevelopment Agreement

Mayor Ravi Bhalla and the City of Hoboken have announced a new Redevelopment Agreement advancing a North End redevelopment project at 1417 Adams Street.   The project will include a total of 26 affordable housing units, five workforce housing units, recreational amenities, and neighborhood-serving commercial space. The mixed-used project by Advance at Hoboken LLC was formally authorized by the Hoboken City Council on September 17.

The new project ends years of litigation over 14 affordable housing units at The Harlow, which is located at 1330 Willow Avenue, that has led to a delay in the availability of affordable units in the community.

In a statement, Mayor Bhalla said, “This project represents a major step forward in Hoboken’s commitment to ensuring that development is equitable and serves all segments of our community.  By unlocking these long-delayed affordable housing units and securing additional workforce housing opportunities, we’re delivering on our promise to provide homes that are accessible to working families, seniors, and essential workers. This agreement demonstrates how thoughtful planning, and collaboration can deliver meaningful community benefits while ending years of costly litigation. I thank the City Council for supporting this effort and look forward to seeing the project move forward.”

Specifically, the Adams Street project will consist of a nine-story, 117-unit, mixed-use building comprised of 26 affordable housing units, including: 14 units originally required at the Harlow development, 12 affordable units in accordance with Hoboken’s 10 percent inclusionary zoning law, and five workforce housing units reserved for Hoboken residents earning up to 120 percent of the area median income.

The new building will also include approximately 10,000 square feet of commercial space which will be used as a privately operated pickle ball facility featuring indoor courts and related amenities on the rooftop, as well as nearly 4,000 square feet of commercial or restaurant space located on the first and mezzanine floors at the corner of 15th and Adams Streets.

The project will also include bicycle storage for 117 bikes, a green roof, and underground stormwater detention to manage rainfall.
